Homebuilders and housing stocks only work when buyers can afford mortgages, and with 7% mortgage rates the market is frozen. What makes this story especially harsh is that the borrowing costs are being driven by government debt supply and data-center spending, so even if the Fed pauses, mortgage rates may not fall much. That means the usual 'rates peaked, buy housing' bounce keeps failing. Shorting rate-sensitive housing names while long-term yields sit at multi-decade highs is a trade that works until yields genuinely roll over.
